Another Fuckin' Concert to Disturb the Peace!



The sound checks are already happening. The Green Market is here, the concert is here, the cautions that if you walk around the Oval, you may be used as a marketing gimmick on some video or photo are here. If you thought you could get some peace and quite amid nice Stuy Town greenery today, you were mistaken. Thanks, Rose Associates!

Why is it that managements past and present cannot understand that the biggest value of Stuy Town is that it is a refuge from the noise and crowds of the city? We don't need Green Markets or concerts here. That's not why, historically, people have desired to live here. Yeah, we know what the game plan is: Trying to make this place "happening" for the young people you are trying to bring in, but you are ruining it for the rest of us and, believe it or not, many young hipsters just don't give a damn about your concerts, Green Markets, Oval Essentials, etc. At most, they want to chill on the Oval lawn.

Give a loud concert on the Oval and you are, in effect, making people here a prisoner of it. Usually, with concerts, people elect to go to them; here they are trapped and must leave their homes if they live too close to the Oval area. Tishman Speyer was and Rose Associates is aware of this fact, but they don't GIVE A DAMN, because their primary motive was/is to sell this place. Again, thanks, Rose Associates!

Reminder: This is a residential area, not a concert venue.

I guess today, to get some peace and quiet, I have to head to Tomkins Square Park!

I heard the noise and couldn't believe how loud and ugly the "music" was. I had to close all my windows and turn my air conditioners on (even though it is not really warm enough to run them). I cannot stand this fucking place anymore! We are being tortured by this fucking loser management and the assholes they are attracting. I hope Adam Rose has a rotten, disgusting, miserable summer with every misfortune imaginable befalling him!

Thank you for your post. I am sick of the noise that comes far too often from the Oval. On Sunday, which for most is not a working day, I would like some peace and quiet, not music that I don't even like blasting through my apartment. Re the young people Stuy Town is trying to bring in-Every time I go downstairs, I see many children with parents or caregivers as well as a lot of people my age (over 60). How come this population is not reflected in the rental office posters that feature only good looking people under thirty. Are they trying to pretend that families and seniors do not exist? I overheard a prospective young renter talking to a friend and saying that they had to sign a lease immediately in order to get the $1500 rebate. Anyone know that this means?

Management is totally insensitive to the tenants here. What the hell!!! This is a residential area. It is NOT an amusement park. I feel bad for all the residents living near the Oval. I'm down on the Avenue C loop and the noise is unbearable even here.

How management gets away with this is one of life's great mysteries.

This place was never meant for concerts or anything of a commercial nature, which, to me, includes OvalObscenities. Robbie tried to turn this into Rockefeller Plaza SE and it didn't work then and it won't work now. Get rid of food trucks, "concerts," movies and all the bs. The seniors from my building who TS harassed are mostly dead now and it's a new crop of old people. All the young people have parents who aren't young anymore so they should be better than they are. People of every age deserve a civilized, decent place to live. What happened to the "oasis?" If you can call Sunday's noise a concert, it really was a "fuckin' concert" and there's no other way to say it. Rose earned and deserves the same wishes I had for TS. STOP THE CRAP and focus on doing something that restores this place from the mess it is.

Well said -- it's really hard for me to see what the benefit is (for anybody, really) to holding these concerts. Does it really help them rent out more apartments? I can't imagine random music enticing anybody. Somebody posted a complaint in my elevator yesterday but didn't include any contact info or any ideas on what we could do about this... I'd be willing to write somebody if I could get pointed in the right direction.

Speaking of noise -- 6:30 in the morning and already we have the noisy machinery planting useless plants that are going to be torn out in about a month anyway. Reminds me of this winter when we had the same machinery running its ridiculously loud engines at 4:30 am and blasting its back-up chimes all over the place. Any way we can loudly complain about this as well?

I enjoyed the concert - although it was not music I would not normally expect to seek out - I am glad that I was able to be a part of it.

I also enjoy the movies each week. How fortunate for me and my family to be able to spend time with other friends and families in such a special setting - It was a great way to celebrate what would have been Marilyn Monroe's 85th birthday with the Oval showing of "Some Like It Hot".

The only thing that bothers me is the relentless complaints of the few who are only happy by being unhappy.

These events create a great sense of community - I am all for keeping them.

I know that even stating this will probably get me yelled at, but I was at the movie Wednesday night. On both of sides of me were older couples in lawn chairs. In front of my was a family with young kids, and behind me were 20-somethings. A complete mix across the entire oval.

It was really wonderful to see all the age groups coming together and enjoying an event - especially a classic movie!

I'm not saying all the events are great (loud concerts are bothersome, to say the least.) But some of these events ACTUALLY draw in all the age groups you've mentioned here. It's really great seeing a community come together. I saw the same mix shopping at the green market, as I picked up a bag of apples. Hopefully some of you will also be able to enjoy an event or two with the community.

I'm not against the occasional community event, but please understand that while, yes, there are residents who do go and enjoy these things, many other residents (the majority of them, in fact) do NOT attend these events, and of these some are prisoners to the noise and disruption of these events if they live around the Oval. Half of my planned Sunday was ruined because of the music blaring during the day. And I don't even live around the Oval.

Also, the Tenants Association, who represents tenants, did alert Rose Associates that people did not want the continual cavalcade of Summer events that Tishman Speyer imposed on us, but that seems to have fallen on deaf ears with Rose.

I was startled by the noise coming from the Oval yesterday! I was curious as to where it was coming from and thought it must have been some raucous street fair on Avenue A. I was surprised that it was coming from the Oval. Is this really what we want in a residential community? Speaking for myself, I could do without it! I would prefer a little peace and quiet on a fine Spring Sunday. I had to close my windows just so I could have a little peace and relief from that intrusive noise. There are plenty of places in the City as well as the beaches and parks where people can go to listen to music, watch movies, etc. There is no need to stage it in a residential community and impose it those who do not care for it. As for the Farmers Market, I prefer to go to the real one at Union Square. Much better selection and prices.

For movies that aren't on cable or netflix, go to Oval Film if you're such a fan of this bs. I don't care about harmony between people on lawn chairs. RESIDENTIAL is the key word and that commercial shit is pure shit. I'm not unhappy or deprived enough at home to need to trample the Oval lawn to see a movie. And I resent the noise. I am not happy complaining but I sure will when something is so outrageous and for no reason at all.

The Oval is not designed to be a music venue. The hours of 'CHECK! CHECK! CHECK!,' and the tunning of guitars followed by several MORE hours worth of overly amped music is really over the top. The music reverberates from 20th Street down to 14th Street and quite frankly it's obnoxious.

The Greenmarket and to some degree the movies are less intrusive. But the live bands GOT to go.

Of course after reading our comments they'll just schedule more of them.

Is that in the rental agreement? Why don't you all just move to a suburban retirement village, lock your doors and wait for merciful death to take you? Oh, that's right, you would actually have to pay for that instead of coasting by on the rent-stabilized lease you inherited from your dead aunt.

That guy's problem is that he willingly signed a market-rate lease and resents people who have rent-stabilized apartments. Too bad. If he had any brains he'd live somewhere with a doorman and real amenities. I didn't inherit my beautiful, spacious rent-stabilized apartment from anyone and I'm not any kind of old curmudgeon. I'm also not some transplanted suburbanite with sour grapes who signed a market-rate lease. I don't have to be jealous of rent-stabilied tenants. I am one! Nobody twisted their arms to sign their leases. Take your concerts, lawn chairs, bikes, kids and go back where you came from. You'll be gone as soon as you see the rent on your renewal lease and that'll be way before I die. And I know people paying just over $1000 for a 2-bedroom rent-stabilied apartment. Makes you feel smart for your idiotic decision? You have to be nasty to find a way to be right about the dumb choice you made. Suit yourself. Think of me when you write your next rent check. :)

Since I am on the outskirts of the project and I am frequently away I haven't been disturbed by the music. However, that doesn't mean I support it. If it affected me directly I would call the 13th precinct or 311 and file a formal complaint. Or contact a lawyer and see what legal rights I have and potentially sue CW Capital if my rights were being violated. Too bad there isn't a good Tenants Association or at least one that isn't on Rose ASSociates payroll to fight against these intrusions which are for the expressed purpose of trying to rent the huge number of empty apartments in the housing project!

There were thousands of people that came out to the oval during the day who enjoyed the music, enjoyed a picnic lunch in the oval, little kids playing with balloons, children riding bikes, people just enjoying a nice day out and shopping at the “green market”
And then there are the few miserable dried up old hags and old farts with their cold gray faces, which would enjoy nothing more than trying to make the rest of us as miserable as they are.

You move into an apartment building in the East teens or twenties in Manhattan and question how and why NYC sounds and traffic "intrude" upon your idyllic life there? I live in the Slope, close enough to be "impacted" by the sounds and crowds of the Celebrate Brooklyn festival. Forty-plus concerts and events. Guess what? Part of the deal, bub! Get with the spirit, or there's always Hunterdon County!

Problem with that is that 1) the city has been making inroads into reducing, or trying to reduce, noise--which means New Yorkers are fed up with noise, and, importantly 2) this is a complex that has been known, and selected as a place to live, precisely for its peace and quiet... at least once upon a time.

"The complex has a combined 56 residential buildings, 11,250 apartments, and over 25,000 residents. Lets say only %4 of the residents showed up at some point, thats 1000 people.

You said it STR! The very thing that made ST so special was the peace and quiet relative to the rest of the City. It used to be called an Oasis in the City. Not now though. My response to those who say "Go live in a cemetery, etc." is: Go live on Coney Island next to the Lunar Park, or go live in Times Square (come to think of it, Times Square is probably quieter than ST now that Bloomberg has turned it into a suburban strip mall).

What you fucking douche bags keep forgetting is that once you enter (one inch) into Stuyvesant Town or PCV, the sidewalks, the street loops, the grounds, the playgrounds are all PRIVATE PROPERTY . You can tell the tenants from the non-tenants (brokers) in the comments. Real tenants may agree or disagree about the events, but they rarely go after each other with such sweeping and vulgar assumptions.

The bottom line is the Oval was not designed to accommodate live, amped, musical performances. That's why parks usually have half shells that direct the music in a specific direction. In the Oval the sound has no place to go but bounce back and forth across the buildings. It's not fair to the people who live on the Oval who must leave the property in order to avoid the noise.

After reading here about the "thousands" of people who attended the concert on Sunday, I was curious to check out the size of tonight's movie crowd.

To be extremely generous it looked to be around 200-250 people. With 11,000 apartments (roughly 25,000 tenants) in the complex I wouldn't call it a high turnout.

You said it, Lux Living. The Oval was never meant for such activities. It was made for people to enjoy the Oasis that Stuyvesant Town originally was. It has been destroyed over the past 10 years by Rose Associates, Tishman Speyer (spit spit). What they got out of doing that, I really don't know. Did it bring them more revenue? Good will? I don't think so. It is part of Vanishing New York, the Bloomberg era. Such a shame. I live on the Oval (well, in a building overlooking the Oval!) and I have to close my windows and turn up the AC when they have these atrocious events. When Avenues A thru D were drug infested cesspools it was never this bad! We used to hear the boomboxes and loud music coming from Alphabet City, but it was never this intrusive and overbearing as the Oval events that we have had forced upon us by Rose, TS, etc. Also, the music used to be better than this nasty amateur stuff we are subjected to! Security used to have boots on ground and we had a feeling of safety from the outside crime and grime. Those "security" cameras do nothing for us. Ah well, such is progress!

What is this thing called Quiet Enjoyment?

Whether in a commercial or residential lease, quiet enjoyment is the most fundamental and often misunderstood right obtained by a tenant.

Many have experienced the situation when loud music or voices have emanated from a neighbouring unit. If banging on the walls, speaking to the property manager or calling the police does not help, is the landlord in breach of its obligation? Is this what is meant by quiet enjoyment?
The covenant of quiet enjoyment means more than just a noise-free environment. It is a more onerous obligation that provides that the landlord will not interfere with a tenant’s right of possession. This covenant has two components:
1. The landlord has good title to the premises, and therefore can lawfully enter into the lease with the tenant, and
2. The landlord will not interfere with the tenant’s enjoyment of the leased premises.
In most leases the covenant is written in the lease document, setting out the parameters for quiet enjoyment.

With all the chopped up apartments, dorms, hotels, real-estate vultures, turning the Oval into a public park with commercial "Essentials" and events, there doesn't seem to be any way to recover what once was so nice. Nothing that was good here can be restored. It's out of control. Very sad for the people who still care enough to try to get anything back to normal. It's gone. There was no reason to destroy it but it's done. I give a lot of credit and thanks to STR and LL for caring and working so hard but I don't think they should help Rose.

We realize that your company has taken this once great neighborhood and driven it into the ground. We realize that you need to do everything you can to rent out the vast supply of unrented apartments. We realize that even with months free rent you still cant do it. We realize that you will never be able to do that at the prices you are asking for these non-luxury apartments. We realize that your staff is incompetent and thus customer service is nearly non-existent.

Now, you need to realize it too and stop with the circus atmosphere and tell CW Capital that you are not up to the job and tuck your tail between your legs and hightail it out of here. You, James Yasser and the rest of your staff have failed miserably in the job you were given and all the green markets, oval atrocities and concerts won't change that.

Finally, we realize that only lawsuits against CW Capital will lead to these needed changes and we are prepared to do just that.

I don't think that's fair or accurate, SAVESTUYTOWN. The biggest culprit in the entire Stuy Town mess was Tishman Speyer. Rose Associates has noticeably changed things for the better around here. At least that's what I see and experience. Sure, there are problems, and some of these exist because Rose is following the TS playbook on certain things. We have to face the fact that life here will never be the same as the glory days of Met Life (who, it must be remembered, eventually sold out middle class housing here).

We realize this is your blog and you are more than entitled to your opinion. You have the ability to censor by keeping posts off the site (as you recently did to one of our members who questioned if Lux Living sold out to Rose) but the fact that it is your blog doesn't mean you are some kind of expert. Your opinion is just that, your opinion. We have our opinion too. Combined our small group has well over 1000 years in ST/PCV, therefore we believe that gives us the experience and expertise to know what we are talking about too.

That being said we would agree that, for a brief period of time, things appeared to be getting better. However, now that some time has passed it is clear that Rose ASSociates is not up to the job. Any clown with half a brain could have made improvements after Tishman Speyer left, there is no glory in that. The true test was how they performed going forward in the longer term. Obviously, they have failed that test. As most of the posts on this site and the former Lux Living blog attest to. The mere fact that this site exists and gets any traffic attests to that.
We respectfully disagree with your opinion that ST/PCV cannot go back to its former glory days. Responsible rental policies, ending the circus atmosphere, closing oval atrocities and accountability by customer service/security would be a good way to start.
Imagine if Rose ASSociates applied the funds they are pissing away on the concerts, the green markets, oval atrocities etc., and applied those funds to hiring more security to root out the bad tenants or to hiring customer service people so that you didnt have to spend all day on the phone to have some rude person yell at you for having the nerve to expect that they do their jobs. Just Imagine, because as long as Rose ASSociates is here that wont happen.

P.S. Please remember that Rose ASSociates under Steve Stadmeyer started the destruction of the neighborhood long BEFORE Tishman Speyer ever got here!

The rot started under Rose after MetLife decided to game the J51 system. TS swooped in and totally completed the destruction of the community. (Thanks, Rob Speyer, you ugly, drooling idiot example of the folly of nepotism). Rose returned after TS waltzed off because it could not or would not honor its debts, and they are continuing to do what they do best, that being mismanagement. They are not as incompetent and useless as TS, but they cut from the same cloth.

I recently had to call Maintenance, and my call was quickly answered and a maintenance person arrived that very day. So that is MY recent experience.

If you walk around Stuy Town, you cannot but help to notice that the grounds have improved. Not everywhere (the Green Market area is awful) and not up to British gardening standards, but they've improved.

Regarding censoring posts, I do not allow posts that cross a boundary (as in wishing someone dead) or that purposefully want to start a useless and divisive flame war. My call, obviously.

BTW, anyone is free to start a blog of their own.

All this back and forth about what was or what will never be again, ignores the fundamental fact that the property now has at least a 3 billion dollar debt to service, a fact that didn't change when CW Capital assumed responsibility of the property on behalf of the lenders. Expecting Rose to do things that would effectively reduce operating income (like banning partitioned apartments) is simply unrealistic.

Everyone will need to see what the outcome of the stabilization battle (including the survival of Roberts) will be, before even trying to predict the future. That's why all the talk about a possible conversion has stopped. CW is waiting to see what happens with stabilization. Until then, Rose's marketing techniques will continue to be business as usual. They need the money.

I don't need to explain this to you because you know how much time, work and effort goes into writing a blog and maintaining an online community, but I had to laugh at the idea I have sold out. I did not sell out. I simply got tired of my days, nights and a majority of my conversations revolve around Stuy Town.

I still work with tenants on quality of life issues in Stuy Town and Peter Cooper Village I just don't do it in a public forum anymore. I'd rather take QOL issues directly to management and let them handle it instead of allowing myself to be a lightening rod for revenge, online threats and swan glue.

I am the first one to express my opinions on the events, in particular the loud concerts, and I promise you, it doesn't make me popular in the mgmt office let alone a sell out.

Lux, the amount of time and work you gave to your blog was incredible and way beyond the call of duty.

The noise you hear is from a very small peanut gallery... who, I believe, attempted a blog briefly, but found out that no one cared.

No one has "sold out" to Rose. Remember that it was Adam Rose who crossed the barrier to attempt a dialog with critics. If dialog and understanding can come of that, what's the problem?

That said, the dialog hasn't stopped critics from pointing out the problems that still exist in ST/PCV. Not at all. And surely not to the pleasure of management.

June 8th was one of the hottest days this summer. It's extremely possible that greatly affected attendance. I was at all the previous movies, but did not show up for 90 degree weather. Hopefully I won't get attacked for this POV, but I did want to point that out.

As for the concerts, still not defending those.

Regarding the Oval lawn movie screenings, I've been to a couple and I would say at most there's 300 to possibly 350 attendees. And, yes, these screenings have a different, more friendly community feel to them. They usually last less than two hours, unlike the concerts that, with sound checks, drag on and on with the noise at the highest volume possible. I think we're headed toward a "Battle of the Bands," which should be fun (not).

You're probably right about the heat keeping people away. I just was just curious to see if there were thousands of people as the other commenter supposedly saw :)

The greenmarket and even the movies are harmless because the noise lasts about and hour and a half. It's the music events that are inappropriate. If they continue to host these music events they should have property managers on the property monitoring the volume.

I'd be curious to know what they think.

It was just brought to my attention that someone was posting on this site as SAVESTUYTOWN.

First, I want to say, as the founder of that group, that any posts since the group stopped existing for all intent and purpose which was several months ago, are not sanctioned by us. The person responsible for these posts has been spoken to about using the group name and the laptop that was donated for the groups use has been removed from her. I apologize to Adam Rose, James Yasser and their team on behalf of SAVESTUYTOWN. Our group disagrees with the sentiments in these posts. In fact, if you look back to our last sanctioned post you would see that we praised Rose Associates and James Yasser for their good work and positive efforts. We still feel this way. It was the fact that Rose was making improvements coupled with the shelving of any conversion talk that had us stand down, for the time being. Our only goal at this time is to strenghten rent stabilization. We recently had a check party in which each person attending had to bring a check written to an organization fighting to preserve and/or strenghten RS. We raised over $1500.00 for 4 different organizations. (Sorry, none for the PCVSTTA as no one chose to give to them.)

PS...We never had a blog, contributed to a blog or are in any way associated with any one who has a blog. So any assertions that we did are false.

I hope the day gets very hot so I can crank up both my air conditioners and drown out the din from the Oval. Better yet, I hope we have one almighty fucking thunder and lightning storm that drowns the fucks on the Oval!

How do they go from the jazz band at 4PM to this country/crap band at 6? Really! Who came up with this one? And why O why O do they keep coming up with anything when I have never seen more than a 200-300 people there (and that's a high estimate). That means for the 200 people on the Oval the THOUSAND who live in apartment surrounding the OVal are trapped having this "music" pumped into their homes. This is not a park, it is a residential area and people HOMES!!! Let some of these fools move into apartments here and deal with it. DAMN! I wish they'd go away.
