Rose Associates Management: Epic FAIL

Terrible snow storm readiness and turning a blind eye to dog problems exposes Rose Associates as being either unwilling or unable to manage Stuyvesant Town and Peter Copper Village in a professional manner.



In case you thought that the return of Rose Associates as managers of Stuyvesant Town and Peter Cooper Village would be a good thing, you may now be thinking that you were woefully wrong. We all know about the worst snow cleanup job in ST/PCV's history (it happened this past week in case you were hibernating) and for weeks the evidence has been accumulating that Rose Associates is doing nothing about the increasing dog problem in the complex. It's gotten so bad that now dogs are being walked freely, sometimes without leashes, right through the central Oval grounds, while close by the security guard in the booth monitoring the Christmas Tree (yes, the tree is nice) does nothing to stop dog owners and give them warnings. Dogs are now seen more frequently off leash, particularly in the back areas of buildings and dog feces/smears are like a mine field one has to be on the lookout for, a particularly burdensome chore at nighttime when visibility is poor.

Furthermore, many buildings are in need of painting of hallways and doors, missing tiles being replaced, and a better handling of the garbage situation. The descent of Stuyvesant Town and Peter Cooper Village into a slum continues. Nothing coming up in the New Year points to a change in this dreary and depressing evolution.

Let's remember that Rose was the management company before TS took over. MetLife gave the job to them before it sold us down the river to TS. Rose was a lousy, rotten management company at that time and had some asshole named Stadmeyer in charge. He cut down all the beautiful trees in the Oval and forced the keycards onto us. He was a total bastard in every way possible. I don't know who is the head of stinky Rose now (Adam Rose?), but the hallmark of Rose is crappy, subpar maintenance and an arrogant attitude towards tenants. They are a very inferior management company and no doubt the lowest bidder.

I did appreciate the tenant get-togethers that Rose would do at times (in the Community Center), where tenants could raise concerns to the company. Wonder if they'd try something like this now?

Sadly Stuy Town is descending into a slum...awful maintenance, dog crap everywhere...including the hallways...I even saw a turd on the elevator floor...how classy is that?! The social contract which governed behavior in Stuy Town is long gone...transients, rowdy students who view this place as a dorm, noise, litter...so sad.

There are three (3) washing machines working in our two building laundry room,,,dog owners think the snow gives their dogs the right to crap all over the place,,,and watch out for yellow snow,,,

I have lived in Peter Cooper for over 20 years. I am raising two kids here. At no other time in the 20+ years, do I feel like this is no longer a home for us. There is no civililty among residents. From basics like holding the door, or throwing out garbage, or bringing recyclabes down to the basement. I had the pleasure of smelling vomit on New Years Day throughout the elevator and lobby. I had the pleasure of seeing all the yellow snow after the beautiful snow storm. The management has completely turned their heads to the issues of the complex. The response to snow removal was a travesty. Never in all the years has a response to snow been so poor. In fact, over the years, I recall saying how pleased we were with the snow removal - the sound of the plows through the night, the clean walkways. Unleashed dogs rule the place. Is it that dog owner's have a different idea of what the "rules" are, or are they just completely inconsiderate? It's especially apparent with dog owners who consider their dogs their "children." You know who they are. The security guards really don't do anything. They don't even check us when we drive into the complex - just wave us in; expecially when it's raining or cold. The landscaping is a disgust. Everything is dying. Weeds are overgrown.

It's not how I envisioned things.

I would love to hear from others.

Perfectly stated! I have lived in PCV for more than 30 years and my wife and I raised our daughter here. I have noticed few problems with young students in our building but the out of control dog owners are now even more out of control. On a recent Sat. morning at about 8AM we were woken up by 2 dogs yapping at each other on the grass right outside our windows. I watched for a minute as the 2 owners (both middler-aged women) egged their dogs on which caused them to yap at each other. When I opened my window to remind the humans that people like to sleep at 8AM on a Sat morning and , in any event, their dogs had no business being on the grass in the first place, they scooped up their dogs and moved on, presumably to another grassy area where they could wake up other tenants

I read in the Town and Village that Dan Garodnick and the tenants association complained about Rose's response to the snow storm. Funny but wasn't it the tenants association and Dan Garodnick who pushed CW Capital to bring Rose back despite their horrible track record. Now these sellouts are trashing their hand picked champion. I understand Garodnick lying and flip flopping, after all he is a politician, so he doesn't really count but the tenants association is supposed to be looking out for tenants. I have joined the SAVESTUYTOWN team which is doing far more than the tenants association in regard to happenings in ST/PCV. While the TA has made itself nothing more than a negotiator on a conversion that will probably never happen. Stop paying your TA dues and join with SST and at least try to make a difference. FYI, over 80% of the Tenants associations board didn't bother to show up for their rally at city hall and these are the leaders people are hoping will help save rent stabilization. LOL

The savestuytown blog has a grand total of zero followers.
While the TA has had only a modest impact on life in STUytown , PCV , at least it has about 1400 members.
SAVESTUYTOWN seems to be a group of one.

Obviously you're clueless. First,there is no SaveStuyTown blog only an e-mail address. It is a group of mostly long term residents who get together to discuss the goings on in ST/PCV and decided that someone needed to stand up for tenants since the old tenants association abdicated that position. It was started in a local pub. It is mostly word of mouth and phone calls but there is an email address that people write into and emails go out to participants. Granted they are not as sophisticated as the TA (probably because there are no dues) yet they are more proactive. For example, I have seen the letter they received from the 13th Precinct captain who they wrote to in order to complain about the lack of security in ST/PCV BEFORE the ice pick mugger attacked ST/PCV. Of course, after the attacks the TA did issue a statement that tenants shouldn't hold the door for people they don't know, blaming the victims or some other tenant for allowing the guy in. Maybe if the TA stood up to Tishman Speyer or the 13th precinct before the crimes since the quality of life here has gone to crap, things would hve been different. Maybe not. Also, if the TA has 1400 members how come they had to postpone their vote last year because they couldn't get enough people to vote to make it legal. How come they cant muster up 20 people to attend a rally downtown and how come they can't even get a couple of dozen people to show up at rallies in ST. Mostly its because the TA membership number you quoted is pure BS. They count anyone who ever was a member. They still consider me a member even though I asked to be removed from their roles and haven't paid dues in years. I still get emails etc. hell, they just sent me a letter practically begging me to pay them dues and make a contribution. I shredded the letter. However, feel free to wallow in your ignorance unless of course your spouting out these lies because you are a board member of the TA then, Good Luck!

I'd like to respond to some baseless allegations asserted by, well "Anonymous" regarding the Tenants Association (TA).

- It was not the TA or our council member, Dan who pushed for Rose to be our Management, that was CW's choice. Let's not forget who shoved keycards and several questionable MCI's down the throats of the renters, Rose. To claim that was the TA's choice is misleading at best. Show us one document where the TA promotes Rose as manager.

- It would be foolish and a waste of vital resources to send 80% of the board of directors to a rally. The goal is to swell the rally with rank and file tenants. Sadly, far too many tenants in this community are complacent and do not get involved when they should. This year is going to be one of the toughest the community has ever faced.

- The few followers of Save Stuy Town are being gravely misled. Sadly, the leader of this small group fails to understand that the only way to save this community and its demographics and affordably, is through a conversion. A conversation that has the potential to guarantee permanently affordable rental apartments along side permanently affordable condos or coops.

The notion that this can remain a monolithic rental community is ignorant of the fact that there is a 3 billion $ note that must be satisfied. The economics demand a conversion. The rent rolls do not support the purchase for retention as a rental community. That possibly ended when Tishman Speyer paid a ridiculous price for this place.

Why on earth would the Save Stuy Town group trust the dynastic real estate families of NY over the very people that have lived here for 60 years and made it the community that it is. That is what this group is advocating, to trust that the likes of the LeFrak, or the Ross families will leave renters alone. It would become Tishman Speyer version 2.0 on steroids.

We have a great opportunity to restore this community to the greatness it once was with the people that live here and care deeply for it. Any entity coming from the outside is just going to go for profit. That's business. Hey Save Stuy Town, that is stone cold reality.

I trust my TA. They have accomplished a great deal in the past two years.

I will assume that I speak for all of us that you will be responsible to satisfy that $3 billion note. The other tenants aren't going to be responsible for other paying an exorbitant amount of money for this property.

Reasonable estimates say it's worth less than $2billion. If you want to make up the difference, by all means, do so. Otherwise, shut up.

Dear Ronnie,

You say you'd like to address baseless allegations and then you make a totally baseless argument to support your claim. At the meeting on October 30, 2010 both Dan Garodnick and Al Doyle told residents that they were pleased to announce that Rose Management was coming back. Most residents were shocked by this announcement since most thought (rightly so) that Rose sucked the first time around. They (Dan and Al) also made similar remarks to the Town and Village. Of course CW is ultimately responsible since they pay the bill but the TA and Dan Garodnick rubber stamped the hire. Obviously, the tenants were right and the TA and Garodnick were dead wrong.

Really? What other project were the board working on THAT NIGHT
that was so vital that they couldn't spare a few more board members for. The meeting was about Rent stabilization, nothing should be more important to the TA then that, but maybe your right maybe they were meeting to discuss their role in your vision of the NEW Stuy town, since that is ALL they have done for the past 2 years.

Since the rest of your post is nothing more than speculation at best, I won't bother to respond but I will say you sound alot like that Max guy who used to troll this site pushing this unwanted conversion on everyone. I will also note that every day that passes, your dream of a conversion gets less likely, and just FYI, the Save Stuy Town group has met with a non profit legal services group that has assured us that we can at least delay any conversion from happening until we get a number of legal issues settled in the courts, that could be years. I wouldn't hold my breath, you however are free to.
Of course your happy with the TA's performance, you're either on the board, work for (or are) Dan garodnick or perhaps, your an MR tenant who moved here specifically to buy your apartment at an insider price and thus have a vested interest.
Those of us who don't support the TA's conversion plan aren't really pleased with the lack of any discernible effort on the part of the TA to address any of the quality of life issues affecting tenants. Al Doyle and a Mr. Roth, who I believe is also a TA board member, wrote in the T&V this week that they feel that Rose associates owes tenants an apology and I couldn't agree more. However, I also feel the TA owes the tenants of ST/PCV an apology since they have abandoned the tenants when they were needed most. What exactly did they TA do about the quality of life deterioration that has occurred right under their noses? Nothing, thats what, they were too preoccuppied trying to become players in the real estate game than to bother doing what they were formed to do, protect tenants rights and quality of life. For that I say shame on them!

Ok. I moved from PCV 5 years ago, and there was a dog problem back then. It is our responsibility to tell the dog owners to bag the poop. Stop blaming others, and start blaming yourselves. Change starts with you.

This is exactly what should not be done. Doing what this writer suggests in not very smart, it may even be dangerous. Dog owners who allow their dogs to run off leashes and poop wherever they feel obviously do not care what anyone else has to say. The Town and Village newspaper has reported several confrontations between dog owners and others when someone confronted a dog owner over their violation of ST/PCV dog rules. I have personal experience with this as I had to yell out my window that I was calling the NYPD to get a group of dog owners from their verbal assault of a person I recognized as a long time resident (who foolishly wasn't backing down after they got aggressive, but I guess if you lived through fighting in WWII you aren't afraid of some idiot dog owners). At any rate, the disagreement got pretty heated and 1 dog owner was threatening the elder man with physical violence. I didn't call the NYPD as I am painfully aware that the 13th Precinct doesn't patrol or respond to issues in ST/PCV, they dump it on the Keystone cops employed by Rose Associates. I did call security, errr public safety but they never showed, as usual. What we need is a Tenants Asoociation that doesn't work for CW, but represents the tenants. Sadly, we no longer have that here in ST/PCV!

The main reason why Stuy Town is descending into a slum and has awful maintenance, dog crap everywhere is because tenants pay very low rents. With such low rents there is not enough money to cover for maintenance and basic repairs. Basically you get what you pay for.
